Denis Vranich's Bio:
Hamilton, Ontario’s Denis Vranich has spent the last decade and half combining his passion for construction, property management and hospitality into successful opportunities. Denis’ versatility has allowed him to unite his cross-disciplinary skills and excel in real estate development in Southern Ontario.
Currently, Denis leads UrbanLife Residential, a construction business committed to the development and redevelopment of multi-residential properties.
What makes UrbanLife Residential unique is the company’s commitment to green innovation. Denis and UrbanLife are particularly focused on developing and incorporating green building techniques that create very small carbon footprints. As part of this initiative, UrbanLife Residential is a licensed spray foam insulation and spray foam roof applicator.
Before heading UrbanLife Residential, Denis Vranich worked primarily on the acquisition and redevelopment of a number of multi-residential properties located in Hamilton, Ontario, a flourishing city one hour west of Toronto.
In 2002, Denis expanded his professional focus and began working with Quiznos Canada to develop the company’s franchise opportunities. As part of a multi-area franchise development agreement with Quiznos Canada, Denis helped to acquire, construct and operate thirteen restaurant locations in Southern Ontario.
Also as part of the agreement with Quiznos Canada, Denis Vranich was one of only two franchisees able to construct his own stores, making Denis his own General Contractor for the build-out of his restaurant locations.
By 2006, Denis Vranich had divested himself of all of his Quiznos locations, with most of his Quiznos stores selling within months of their initial openings.
Around the same time, Denis began acquiring property in Hamilton’s entertainment district – commonly referred to as Hess Village -- with a goal of revitalizing and consolidating the real estate market in the area.
Within several years, Denis had acquired 14 commercial properties in Hess Village. Some of these projects included the redevelopment and creation of several restaurants and nightclubs, including the Rokbar and Gown & Gavel, a popular summer destination and the recipient of the City of Hamilton’s Architecture and Urban Design Award of Excellence.
Today, Denis Vranich, along with his team at UrbanLife Residential, remain committed to developing residential units that are superior in quality, significantly more energy efficient, and most importantly less expensive to operate and maintain.

In 2000 and 2001 acquired franchise rights for Quiznos (12) in certain areas of Oakville, Burlington and Hamilton. At that time, became one of the largest Quiznos franchisees in the chain. With each Quiznos location, responsible for negotiating leases, arranging financing, overseeing construction and openings and operating the locations until they were prepared for sale.
